EXCAVATION INSURANCE GROUP

Does Umbrella Coverage Apply to Every Underlying Policy?

Excavation Insurance Group explains why an umbrella only responds above the specific policies scheduled beneath it, and where that schedule commonly falls out of date.

Quick answer: No, only to the policies specifically scheduled underneath it. An umbrella or excess policy lists which underlying policies it sits above, typically General Liability, Commercial Auto, and Employer’s Liability, and it only extends limits over those scheduled policies. Excavation Insurance Group checks this schedule on every program review, because a policy left off the schedule means no excess protection above it, no matter how large your overall umbrella limit is.

WHAT’S TYPICALLY SCHEDULED, AND WHAT’S OFTEN LEFT OFF

General Liability, Commercial Auto liability, and Employer’s Liability are the three standard underlying policies most umbrella and excess forms are built to sit above. What frequently gets missed: newer or specialty coverage like Pollution Liability often isn’t automatically scheduled underneath a standard umbrella, and needs to be added specifically if you want the excess layer to respond above it. The same goes for any Auto or Equipment liability coverage that was added to your program after the umbrella was originally bound.

WHY THIS MATTERS THE DAY A CLAIM HAPPENS

If a claim arises under a policy that isn’t scheduled beneath your umbrella, the umbrella simply doesn’t respond to it, regardless of how much unused limit sits in the umbrella policy. This is one of the most common gaps found during a coverage review: a contractor adds a new line of coverage, Pollution Liability, an additional vehicle class, over time, and nobody circles back to confirm the umbrella schedule was updated to match. Reviewing the schedule against your current policy list, not just your original binder, is the fix.
